Property Evaluation
We will assess the condition of your property, make recommendations, and obtain quotes to ready your property / units to the rental market. We continually research market conditions to ensure that maximum rates are charged while maintaining a 0% vacancy rate.
Vacancies Marketed
We aggressively and creatively market your vacant property to find you an excellent resident. This is accomplished through our internal listing system available at our office location. We advertise in the local newspapers as well as the "Renters News". We maintain a high standard of "curb appeal" for each property which helps in the marketing of your property.
Tenants Carefully Screened and Selected
Dubrick Property Management Ltd. views tenants as our most important asset. The owner benefits from tenants who have been carefully screened through credit, present employment and present and previous landlord checks. This process provides you with excellent tenants, maximizes income and decreases costs to the client.
Each tenant must complete a legal "Offer to Lease" and meet income requirements, rental and ownership history, and credit requirements.
Rents Collected
Firm collection policies and swift follow-up of arrears decreases owner costs.
Accounting Services
Enjoy the peace of mind that comes from knowing that our totally computerized accounting and reporting system itemizes all income expenses. We supply the owner with timely information regarding all receipts and payments, in a format consistent with our belief that financial reports are a powerful tool to the management of ownership affairs.
We produce two computerized reports each month.
- Accounts Receivable Transaction Summary
Provides the tenant names, monthly rent charges, amounts paid by tenants and any arrears owing.
- Statement of Receipts and Payments with G/L Detail
Provides a summary of all receipts and payments by expense category (i.e. taxes, maintenance, insurance etc.) giving a net surplus or deficit cash balance in the Trust Bank Account.
The aforementioned reports are forwarded to the owner by the middle of the following month. Banking procedures are conducted for accounts receivable and payable with full reconciliation of all funds.
Maintenance Services
Reliable and reasonable contractors, 24 hour emergency service for residents, a 24 hour pager, and regular inspections keep your costs down, your residents happy and your evenings undisturbed.
Our loyal maintenance contractors provide fast response time at very reasonable prices due to our large portfolio and bulk purchasing power. Assessing any damages to property and providing liaison with insurance adjusters and tenants where applicable.
Evaluate any major projects as the need becomes apparent and reporting to the owner, identifying the needs, alternative approaches and specific recommendations.
Mortgage Payments
If you wish, we will make the mortgage payments for you. Simply supply us with the necessary mortgage payment accounts etc. provided by your mortgage company and these payments can be deducted from your account balance automatically on a monthly basis.
Management Fees
A fee structure can be negotiable based on your business requirements.
